FELL VIEW - HOUSE RULES

General Requirements
All Guests (and any of their Visitors) must comply with all House Rules and any other instructions from the Owner or their Letting Agent during their stay;

Guests must notify the Owner or their Letting Agent of any disputes or complaints from neighbours as soon as reasonably practicable.

Additional Guests (that is in excess to the number of guests referred to on the Booking Form) are not permitted to stay at the Property.

Noise and the Neighbourhood
Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighbourhood. Guests must keep noise to a minimum and not disturb the occupants of neighbouring properties – especially during night time hours (11 pm – 8 am), and upon arrival and departure. Excessive noise is prohibited at all times and may result in termination of the Holiday Rental Agreement, eviction, loss of rental paid and extra charges.

Visitors
Guests are allowed a maximum of 6 Visitors at any time during their stay.

Guests are responsible for ensuring maximum visitor numbers are not exceeded and that visitors are complicit with these House Rules. Visitors are not permitted to stay overnight.

Functions
Parties and large gatherings of any kind are strictly prohibited and any small gathering must comply with other rules set regarding noise, the neighbourhood and visitor numbers.


Parking

There are no parking restrictions on the road outside Fell View.

EV Charging

We do not have a charging point for electric vehicles, our Guidebook has details of where the nearest EV Charging Points are.If Guests have an electric vehicle, scooter, bi- or tricycle they must not charge their vehicle from any electric socket of the property. This is dangerous and would invalidate our insurance.

General Waste and Recycling
Guests and their Visitors are to dispose of garbage and recycling using the bags and bins provided. General waste should be left in the blue bag provided, cardboard and hard plastic in the green recycle bags, and metal and glass should be left in the green plastic box.

Security and Safety
Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. Guests must switch off lights, and electronics such as televisions when not in use to promote energy saving. Charging of mobile phones and batteries must not be left unattended.

Children
Guests must supervise any babies and children at all times when using the garden and decking areas. Within the property, baby gates are available for installation at the top and bottom of the stairs. These gates can also be used to prevent dogs from going upstairs. During wet and icy conditions, care must be taken on walking on the front and rear decking, on paths, steps and the slope of the drive outside the garage


Barbecue

Guests must provide their own fuel for the BBQ, There are cooking utensils provided but they must be cleaned after use as should the BBQ itself.BBQ tools can be cleaned in the dishwasher.

Smoking
Smoking or vapouring is not permitted inside the property.An ashtray is provided and is kept in the cupboard under the kitchen sink, this should be washed after use. Cigarette butts must be disposed of properly (i.e. in the sand buckets provided or external waste bin) and not thrown on the property’s grounds.

Pets
Dogs are permitted at the Holiday Let with the Owner’s express permission but this is limited to 3 dogs. That request must be made at the time of booking (or 14 days prior to arrival) along with the number and breed. While dogs are welcome, they are not permitted upstairs, and if your dog is used to sitting with you on the sofa, please bring your own throws. Dogs must not be left on the property unattended. Dog beds and bowls are provided and are kept in the utility room. All dog waste should be collected from the garden area on a regular basis and in particular just prior to check-out.

Damages and Breakages
All Damages and Breakages must be reported to the Owner or Letting Agent as soon as reasonably practicable. Failure to report them will likely result in the Guest being charged for their replacement.
To avoid Damages and Breakages, furniture is not to be moved from one room to another without prior agreement. Also, bathroom towels are not to be removed from the property.

Check-Out Arrangements
Rules for key handover, security, cleaning, garbage, etc. are as follows:

  • Please hand over the house keys to the Owner at the end of the stay.

  • If the guest is leaving at an early hour they can be left in the key safe which is on the right-hand side of the utility room.

  • All waste and recycling should be left in their respective bins. General waste and recycling are collected by the local council on various days depending on the type of waste. The Owner will collect that waste on the respective day (or evening before) and place it in the correct location for collection.

  • All used crockery, cutlery, and glassware should be left in the dishwasher.

Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.

The Owner and their Letting Agent reserve the right to terminate permission to occupy and to evict the Guest(s) from the Holiday Let property, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbours or other residents of the community.
